Capital gains tax · your gain

Your gain under the new rules

Assets held on 30 June 2027 are treated as sold and bought back that day. The value used is either a market valuation or a formula set by the Government, and you choose which when you lodge the return for the year you sell. That means the choice can be made with the sale price known.

When you later sell, the growth up to 30 June 2027 keeps the 50% discount. Later growth is adjusted for inflation and taxed in full, and individuals pay at least 30% on it.

Illustrative only. Assumes the asset was held for more than 12 months, a sale on 31 December of the year chosen, and inflation applied for each full year from 1 July 2027 (the law uses quarterly index numbers). The formula follows Treasury’s exposure draft apportioning determination (3 August 2026), which is not yet made and may change: it uses the purchase price only, so improvements are ignored, and it is not available for listed shares and units. The purchase price is used as the whole cost base. Tax shown is the extra income tax the gain adds, including any 30% floor top-up, before the Medicare levy. People receiving a listed government payment are exempt from the floor; that exemption is not modelled.
This needs advice if the asset is your home or was ever part of it, you may use the small business CGT concessions, the asset was acquired before 20 September 1985, you were a foreign or temporary resident after 1 July 2027, you receive a government payment, or the asset is a new residential dwelling. The calculator does not model these.

What to do now

What is worth doing now

  • Keep your records: contracts, settlement dates and improvement costs for everything you hold.
  • Ignore the sales pitch: valuers and restructure specialists are already circling. A 30 June 2027 valuation can be prepared after that date if the evidence exists.
  • Call us before you transact: a purchase, sale, family transfer or restructure.
  • Do not defer estate planning: it should not wait for tax laws to settle.
